What you need to know about the First Time Home Buyers’ Incentive starting September 2nd 2019

The First Time Home Buyer Incentive was introduced on June 2019 and started on September 2nd 2019. The program is to help first time home buyers and Middle Class Canadians with the purchase of their First Home. This is a Shared Equity Program, where First Time Home Buyers get 5% toward the down payment of an exiting home, and 10% for newly-built homes. The Shared Equity loan provided via the FTHBI is registered as a second mortgage with no interest. Borrowers must repay the incentive fund after 25 years, however the balance can be repaid at any time with NO Pre-payment penalty. By adding 5-10% towards the down payment, it will reduce the mortgage amount, consequently reducing the mortgage monthly payments.

Who Can Use the First Time Home Buyers’ Incentive?
To qualify for the First Time Home Buyers’ Incentive , borrowers must be First Time Home Buyers, combined household income no more than $120,000, must have minimum of 5% down payment, has to be an insured mortgage and the incentive amount cannot be more than four times the borrowers’ qualified annual household income.
